I think that were in for some good and some scary surprise. I think that meetings will continue to pick up, although I think in some segments I think well see a continued downtrend in the attendance at meetings.

Our leads-to-volume has definitely picked up. Optimistically, we start to see some of that rebound in the second half of next year and into 2001.

We are expected to have a 21% increase in meetings next yearbut each planner is expected to spend 3.5 percent less on those meetings and keep those meetings closer to home.

Clearly 09 presented challenges for us we've seen some downward trends in ADR as well as occupancy. As we move into 10, things are starting to stabilize within occupancy.

The new normal is probably going to be a slow growth, but I do believe that youre going to see lots of association meetings and lots of corporate meetings. People are not going to stop meeting face to face.
